You get paid all twelve months, full or empty, tenant paying or not. Nothing to deduct for vacancy, no repairs to front, no one to chase. You leave the free study of your flat with your exact number and the why.
This is an estimate, not a valuation. What really sets your rent is the state of the flat, the light it gets and how it's laid out, and no website can see that: you see it by walking through the flat.
You get paid when (and if) the tenant pays, minus their commission; the day-to-day management is still yours and no one answers for the rent.
We'll say it to your face: the rent we sign with you can sit below what a listing asks. That's the price of it being real. A listing promises one month; we sign twelve, with vacancy, non-payment and repairs on us. Spain's consumer watchdog OCU has warned for years that in this sector the risk lives in the small print. That's why ours is in plain sight.
And there's something you won't see on the receipt: we don't charge the tenant fees or spring surprises on them. A well-treated tenant stays longer and looks after your flat better, and that's what keeps your rent stable.
We let by the room, and that works very well with a certain kind of flat. We'd rather tell you in a minute than sign you a rent yours can't carry and end up doing a bad job. Six questions and you'll know.
