The flat is 88 m² for four people, students and young professionals aged 20 to 35 who get on with their own thing (international and master's students are common here, a like-minded crowd with no flatshare drama). It's freshly renovated, with new furniture and no accumulated wear, and its nerve centre is the open kitchen with a dining area: this is where the good-morning coffees and the chats with flatmates happen. There's a ceramic hob and full crockery, a washing machine, a lift and a private lock on every room. We're 100% transparent: the flat has no conventional oven, but it does have the holy Airfryer to survive quick, clean dinners with flying colours. For what most people here actually cook (pasta, stir-fries, the odd pan, the odd pizza) the maths works out the same or better.

H3 is the flat's premium and the only one with a green view onto the street: a big window with direct views onto the park that fill it with natural light all day. It's the room for waking up to the green, taking video calls with a bright backdrop or switching off with the rhythm of the park in the background. Inside there's a 135 double bed in a single room, an open chest of drawers and a rail backing up the wardrobe, and a desk with sockets at the headboard, all brand-new inside the freshly renovated flat.
